As you can imagine, 2009 presented many obstacles for those of us in the Real Estate and Mortgage Industry. It was a tough and challenging year no doubt, but presented some hope for the future. Although 2010 has not started with record breaking numbers, many are still predicting that this could be the year we finally see “The Bottom.”
My broker Robert Rogers, really does a great job leading our agents and guiding us to success. He is a numbers guy, and he stays on top of the market and keeps all of us at Blairsville Realty informed as to exactly what is going on in the Real Estate Market in the Blairsville, GA., and all of the North Georgia Mountains.
I too wanted to congratulate my associates at Blairsville Realty for being #1 in number of units SOLD in all of the Northeast Georgia Board of Realtors(R) MLS, and #1 in number of units SOLD and Sales Volume in Union County. Well the old saying that a picture speaks a thousand words holds true in this case. Santa came to visit Kaden and all of her friends at school yesterday, and I will let you be the judge on how things went.
Kaden is participating in a new program that started this year at the Union County High School. Rhonda Colwell heads up the Early Childhood Learning Center (ELCC) and is doing a fantastic job. She also has great help! We appreciate so much Mrs. Dyer and Mrs. Collins along with all the Student Teachers. They have assembled together as a great team for this wonderful new program for the Union County School System that has kicked off so successfully.
The Early Childhood Education program prepares students for occupations in early childhood care, education or any other field that may require working with young children. This program allows students the opportunities to gain the knowledge and skills needed for furthering their education. The education courses in the classroom foster laboratory components combine hands-on projects with a rigorous curriculum to prepare students for the most challenging programs including articulated credit through a partnerships with some USG institutions, work-based learning opportunities through the Youth Apprenticeship Program and other career- related activities, and, currently membership in the Family, Career & Community Leaders of America. On Thursday of last week, United Community Bank and the Owen Glen Sales Team announced a limited time opportunity to reserve up to 2 lots from a selected few at drastically reduced pricing. Owen Glen, an affordable Mountain Golf Community currently has lots available from $30,000. In addition to the low prices comes low financing rates. For a limited time, United Community Bank will be offering special financing of 2.99% on a 15 year Amortization with a 3 Year Call with 20% Down.
Owen Glen is located in the Beautiful North Georgia Mountains just minutes north of Blairsville, GA. It is a 350 Acre Gated Master-Planned Community. There will be Architectural Guidelines as well as protective Covenants and Restrictions. As of now those guidelines and covenants have not been finalized. They did mention that the Architectural Guidelines would favor “Mountain Traditional” but not leading to anything definite in plans. Home sites will be from 0.75 acres to larger 5 acres lots with golf, wooded and mountains views.
There are plans for several amenities for Owen Glen. The biggest of course is the Old Union Golf Course. This is a Denis Griffiths designed course, who by the way is the only American to design a golf course in St. Andrews Scotland. It opened in Summer of 2009 and I have had the opportunity to play Old Union and I can honestly say that it has the potential of being my absolute favorite course to play in all of North Georgia. It is a 7,667 yard championship length course, Par 72 with 5 sets of tees. There will be a practice facility with double tiered 400 yard grass range, two separate short game target greens, as well as a full putting green. The Golf Shop has plans to open by the end of 2009, but they are currently working out of a temporary trailer. There will be PGA Golf Professionals on hand to offer lessons and clinics.
Other amenities include miles and miles of walking and biking trails, trout fishing in Ivy Creek, and future plans of a picnic area complete with playground, pavilion, Owen Glen Community House, as well as tennis courts and a pool. Nearby you can enjoy Lake Nottely, Lake Chatuge, and Lake Blue Ridge. The North Georgia Mountains are full of hiking and mountain biking trails, charming historic towns filled with unique dining and shopping experiences, mountain streams and rivers for rafting and fishing, festivals and the list just goes on and on.

Much like the Fannin County Residential Market Report, we have some positive news as well as some not so good news. I would like to begin with the not so good news and end this post on a positive note. Seller’s are continuing to be plagued with the Foreclosure and Short Sale Markets. The median Sold Price for Union County is down 25%. That is a change of almost $50,000 from October of 2008. Our average days on market for the Homes For Sale In Blairsville, GA. is up 35%. Since August of this year, we have seen a decrease each month in the number of days on market which is again mostly due in part to the number of Foreclosures and the aggressive pricing that the Banks are placing on their REO’s.
That’s all for the negative, isn’t that nice? Now for some good news. The number of Homes Sold in Blairsville Georgia continues to climb. Union County home sales are up 18%, which sounds a lot better than if I were to say 4 more than October of 2008. It is still positive news any way you slice it. The Residential Inventory in Union County is decreasing each month, down 15% or 137 fewer Homes For Sale this October. The number of Homes that are Under Contract or that have gone Pending is also up 7%, a change of 2 from last October. With new construction still very slow, our number of new properties listed are way down, 37% which is 40 less new listings than we had a year ago. This may not sound like good news, but I actually believe it is. We have a lot of old inventory that we desperately need to get rid of so that more and more new construction can begin again. Finally, our Absorption Rate is down 17%. This tells us the number of months that it would take to sell all the Residential Inventory that we currently have at current market conditions. Right now that number is 23 months.

It was only a few short weeks ago that I was asked “Do you ever see any Bears?” My answer was simple, “…..not very often.” Boy was I wrong. I have seen more Bear in the North Georgia Mountains this year than I have seen in a lifetime almost.
Just last week I was on my way to a Home Retention Counceling meeting with a client near Helton Creek Falls just past Vogel State Park outside of Blairsville, GA. I had decided to take a short cut through Owl Town and stopped in to preview this listing in Chestnut Mountain and met a new friend right there in the front yard. The neighbor’s were outside next door and didn’t even know the bear was next door being nosey!
A few weeks before that I was showing property with a client and we were looking at this cabin in Big Sky near the Cohutta Wilderness . As we were drving up the mountain we saw a Black Bear take off through the woods that was sitting along the side of the road.
I also had a client that was meeting with Jim the Plumber at his new cabin in Hiawassee, GA . near Lake Chatuge just a couple of weeks ago. As they were discussing the final details of the job just outside the cabin on the drive-way, Jim asked the new owner to turn around slowly to see the Black Bear Cub that was walking down toward them out of the woods. He turned to see that there was not one, but two Bear Cubs. Now you know mama wasn’t too far away!
I came across a great article this morning titled Following In The Footsteps of Bears. Be sure to read it, it has some great tips should you see a Black Bear in the North Georgia Mountains . Please let us know if you have spotted any Black Bear during your visit or stay in the area. I would love to hear about them.

The North Georgia Real Estate Market continues to improve. For the third straight month, we continue to see improvements in Union County. This Residential Market Report will show you that the number of Homes For Sale in Blairsville, GA. continues to slowly come down. This is good news for all the builder’s in Union County. As Realtors continue to reduce our inventory, New Home Construction can then begin to resume at a little bit faster pace.
Although the number of Homes Sold in Blairsville Georgia is going to show a decline of 41% from May of 2008, we have seen a slow but positive increase in the number of Sales during the past several months. Take a look at the number of Homes Under Contract and you will see that we have experienced a matching 41% increase in Pending Home Sales. Our Median Sales Price continues to move downward due mostly in part to the number of Foreclosures that we have been experiencing much like may other States.
Union Counties Residential Month Supply of Inventory has declined 31% from where we were in May of 2008. Our Average Days on Market is slowly increasing to 15o Days which is a 15% increase.

I apologize that I haven’t posted the 3rd Reason to Retire in The North Georgia Mountains for some time now. We have been experiencing a sudden flurry of activity lately that has lead to many contracts here at Blairsville Realty, and of course more importantly to ME! Is it possible that the Obama Plan is actually starting to have an affect on the Housing Crisis? ……Well I can say that the phones have definitely started to ring again and it is nice to see that “I Have Mail” in my inbox almost everyday!
Reason 3 To Retire in the North Georgia Mountains
Cost of Living
Property Taxes in Union County are currently the 3rd lowest in Georgia. Other taxes include Georgia State Income Tax, and Local Sales Tax which is 7%.
The state income tax rates range from 1%-6% of taxable income. Income and deductions generally follow Federal regulations. The current local sales tax is again currently at 7%. This consists of the 4% state sales tax and 3% Union County sales tax which includes a special purpose local option sales tax or better known as SPLOST. Ad Valor em Tax or Property Tax is one of the primary sources of revenue for Union County. It is used to fund Police and Fire Services, Education, Roads, Bridges, Water, Parks, and other various county services. The basis for Property Tax is the Fair Market Value of the Property established on January 1st of each year. The tax is levied on the assessment value, which by law is established at 40% of Market Value. The amount of Property Tax is determined by the Mill Rate. One Mill of Tax is equal to $1 per $1,000 of the assessed value. Union County’s Mill Rate is 14.30.
Tax Exemptions are available for residents that are 62–65 years or older depending on their qualifications. There is also a standard elderly school tax homestead exemption, and for age 65 and older an exemption from State Ad Valor em Tax for qualified seniors. Other exemptions exist for Property Tax Deferrals, floating or varying Homestead Exemption and Disabled Veterans Homestead Exemption.
There is a lot to be said about having the 3rd lowest taxes in the entire state. With the economy in a state of uncertainty and especially the Real Estate Market, folks purchasing a Retirement Home or possible Vacation Home are most likely looking at their finances much more closely. One of the most frequently asked questions from my customers and clients that are looking to Buy a Home For Sale in Blairsville, or a Cabin For Sale In Blue Ridge is “What are the Property Taxes here?” It is comforting for them to know that they are typically much lower from where they are currently residing Full Time.
