<p><strong>Blairsville, Ga.</strong>-based United Community Banks (NASDAQ: UCBI) scored  an 815 and <strong><em>“among the best”</em></strong> ranking in the annual study. The Southeast  average score was 768.</p>
<p>The scores are based on an 1,000-point scale. The study analyzes  customer satisfaction with the retail banking experience based on  account activities, account information, facility, fees, problem  resolution and product offerings.</p>

			<content:encoded><![CDATA[<p>This morning as I was taking my son Bo to school, a <a id="aptureLink_Ch0uJQTL72" href="http://en.wikipedia.org/wiki/Dump%20truck">dump truck</a> pulled up next to us. As we were waiting for the light to turn green, it donged on me that the roads used to be filled with dump trucks running up and down the road. It seemed that not too long ago, everyone must have owned a dump truck or two. The roads were absolutely covered up with them.</p>
<h3>So What Happened To All The Dump Trucks?</h3>
<p><a href="http://www.thefrontporchview.com/wp-content/uploads/2010/04/Dump-Truck-1.jpg"><img class="alignright size-full wp-image-1563" style="margin: 8px;" title="Dump-Truck-1" src="http://www.thefrontporchview.com/wp-content/uploads/2010/04/Dump-Truck-1.jpg" alt="" width="300" height="250" /></a>Well it is obvious that the number of new homes being built has slowed down considerably. This is somewhat of a catch twenty two in my opinion, because we needed this slow down in new construction in order to help deplete some of our existing inventory. However, it has caused many adverse affects on all the communities here in the <strong>North Georgia Mountains</strong>. One that has been felt the most is the loss of so many jobs. <strong>Real Estate</strong> is the driving industry here in the <strong>North Georgia Mountains</strong>. So when construction began slowing down, many had to start looking for others means of income. To this day, there are many who are either having to leave their families and find work out of town, or simply have not found work at all. Even I, having been in the<strong> Real Estate</strong> business in one form or fashion for nearly 15 years, had no idea just how many folks were either building homes, or sub-contractors helping to build homes.</p>
<p>So has this <strong>Real Estate Crisis</strong> been the reason why we do not see as many dump trucks on the road as we used to? Well I am not so sure elsewhere, but as for<strong> Blue Ridge</strong>, <strong>Blairsville</strong>, and <strong>Ellijay</strong> I believe that it has been a major contributing factor.  I guess you could say that I do still see an awful lot of dump tucks around, but the sad thing is that most of them are no longer on the roads were they belong.</p>

<p><img class="alignright" style="border: 1px solid black; margin: 8px;" title="Short Sale Definition" src="http://bringtheblog.com/i/short-sale-definition.jpg" alt="Short Sale Definition" width="230" height="142" />A &#8220;<a id="aptureLink_i5RLE2UkQi" href="http://en.wikipedia.org/wiki/Short%20sale%20%28real%20estate%29">Short Sale</a>&#8221; is when a home seller sells his home for a lesser amount than what is owed on his mortgage, and the mortgage lender agrees to accept the lesser amount in lieu of a full payoff.</p>
<p>By way of example, a<strong> Short Sale</strong> may be appropriate for someone <strong>Selling a Home in Blairsville</strong> whose mortgage balance is $250,000 but whose home wouldn&#8217;t sell for more than $220,000.  Rather than pay the $30,000 difference to the lender at the time of sale, the seller enters into an agreement with the lender by which all sale proceeds are paid to the bank and the deficient balance is forgiven.</p>
<p><strong>Short Sales</strong> are a preferable alternative to foreclosure but the process still harms both parties. For one, the seller is penalized with a derogatory tradeline on credit for not fulfilling a mortgage obligation. And, two, the lender is forced to take a loss on a mortgage loan.  Versus an executed<strong> foreclosure</strong>, however, <strong>Short Sale</strong> damages are relatively limited on both sides.</p>
<p>For this reason, <strong>Short Sales</strong> are sometimes considered &#8220;the economical alternative&#8221; to default.</p>
<p>The process of getting a <strong>Short Sale</strong> approved varies from lender-to-lender and can be time-intensive. Home sellers should not go at it alone &#8212; speaking with a <a href="http://www.thefrontporchview.com/contact/">real estate agent</a> about the proper protocol is usually the best place to start.  And sellers should be aware of how a <strong>Short Sale</strong> on their credit can impact future borrowing.</p>
<p>Current Fannie Mae guidelines prevent short-selling homeowners from obtaining new mortgage financing for a period of 2 years.</p>

•Free music workshops on bluegrass instruments<br />
•Free workshops on sound support, recording, &amp; website design<br />
•Music performance on two stages all day long<br />
•Raffle drawings throughout the day<br />
•Blairsville area restaurants (within close walking distance) will be serving food and staying open late especially for the Festival. Please patronize them.   •Don’t forget to bring a chair or blanket for the outside stage<br />
•In case of rain, we will have an alternate site nearby.</p>
