<p><img style="float: right; margin-left: 5px; margin-right: 5px;" title="Existing Home Sales Apr 2009-Apr 2010" src="http://bringtheblog.com/i/existing-home-supply-201004.png" alt="Existing Home Sales Apr 2009-Apr 2010" width="216" height="302" />Sales of existing homes rose in April, buoyed by an expiring home buyer tax credit and exceptionally low mortgage rates.</p>
<p>As compared to March, April&#8217;s Existing Home Sales <a title="Existing Home Sales report April 2010" href="http://www.realtor.org/press_room/news_releases/2010/05/ehs_april" target="_blank">rose by 410,000 units</a> nationwide &#8212; the second straight month of large gains. An &#8220;existing home&#8221; is a home resold by a prior owner (i.e. not new construction).</p>
<p>It&#8217;s a solid report for housing overall, with rising sales suggesting that the real estate market&#8217;s recovery is ongoing. However, the data presented a mixed message.</p>
<p>According to the National Association of Realtors®, although the number of homes sold ticked higher in April,  so did the <em>supply</em> of existing homes for sale, too.</p>
<p>Sellers are now listing homes faster than buyers can buy them.</p>
<p>After adding another 0.3 months of supply in April, resale home supply is nearly two full months larger than at <a title="Existing Home Sales historical data" href="http://www.realtor.org/ro/research/85ef886a2570314a48244bdc90a5530a/rel1004ehs.pdf" target="_blank">November 2009&#8242;s low-point</a>. This put downward pressure on home prices.</p>
<p>Furthermore, because 49% of April&#8217;s buyers were first-time buyers and the tax credit has since ended, we can expect that sellers will continue to outweigh buyers in the months ahead.</p>
<p>It presents an interesting opportunity for June&#8217;s home buyers. Mortgage rates are <em>still</em> at their lowest levels of the year &#8212; despite expert predictions to the contrary &#8212; and homes remain affordable. Plus, in a lot of markets, home values have started to creep higher.</p>
<p>There&#8217;s good values and good rates but neither should last long. For the next few weeks, real estate may be in its 2010 sweet spot.</p>
<p>If you were thinking of moving in September of this year or later, consider moving up your time frame.</p>

<p><div style="text-align: left;"><strong>Property For Sale in Blue Ridge, GA.</strong> has been showing some signs that sales could be on the rise. Recent Reports show that Median Sales Prices for <strong>Vacant Lots in the area of Blue Ridge</strong>, located in <strong>Fannin County</strong> has increased 21% from a year ago. With Median For Sale Prices declining  a matching 21%, this tells me that <a href="http://neg.ctimls.com/Report.asp?358NEG2%3B2166712,2166713,2166714,2166715,2166716,2166719,2166720,2166721,2166722,2166723,2166725,2166726,2166727,2166728" target="_blank">Vacant Lots For Sale </a>are holding a higher sale to list percentage. In other words, sales prices are much closer to the Seller&#8217;s list price these days, at least those Realistic Seller&#8217;s that know and understand the market.</div>
</p>
<p><div style="text-align: left;">The Number of <strong>Lots Sold in Blue Ridge</strong> in April was up 12%, from 8 Sold last April to 9 in April 2010.  However it is not looking to good on the books for May. There were only 6 lots that went Under Contract in April, that is a decrease of 25% from a year ago. The number of New <strong>Lots For Sale in Blue Ridge</strong> continues downward, a 9% decrease year over year. However when you take a look at the Total  Number of <strong>Vacant Lots For Sale in Fannin County</strong>, the inventory is down 32%, down 368 Lots from 1,164 to 796.</div>

<p><div style="text-align: left;">The Average Days On Market (DOM) is also really coming down, a huge decrease down from 721 Days to 248 Days, a difference of 66%.  This of course brings down the Absorption Rate 13% to an average of 114 Months to deplete the Inventory of <strong>Vacant Lots in Blue Ridge</strong> at today&#8217;s sales rate.</div>

<p style="text-align: left;">Median Sales Prices for <strong>Homes Sold in Blairsville</strong> was down 23% from April 2009, and it was also down 9% from March of this year. The Median Price of <strong>Homes For Sale in Blairsville, GA.</strong> is also down 5% , from $209,000 to $199,000.</p>
<p style="text-align: left;">Sales were down in April from 31 in March, to only 18 in April. That is a change of 42%. Of those 18 <strong>Homes Sold in Blairsville</strong>, 39% of them were <strong>Foreclosures</strong>.  There were 21 <strong>Homes Sold in Union County in April 2009</strong>. Our Northeast Georgia MLS system is not set-up to accurately report the number of <strong>Short Sales</strong> that occurred within those sales.</p>
<p style="text-align: left;">There is Good News for May however. The number of <strong>Pending Sales in Union County</strong> was up 45% in April. These are properties that are currently under contract but have not closed. Typically, these properties close between 30 &#8211; 45 days. Looking back on Pending Sales in March, there were also 32 <strong>Homes Under Contract in Blairsville</strong> as in April. That means that either half of those deals fell through, or it is indeed taking a little longer with the <a href="http://link.brightcove.com/services/player/bcpid31763633001?bclid=31792087001&amp;bctid=74463695001" target="_blank">New Changes to the Real Estate Settlement Procedures Act</a> (RESPA) to close the transaction.</p>
<p style="text-align: left;">The number of New <strong>Properties For Sale in Blairsville</strong> climbed a little in March, but fell again in April. Overall, our inventory is slowly coming down bringing back into align the law of economics&#8230;Supply and Demand. We have gone from 860 <strong>Homes for Sale in Blairsville</strong> in April of 2009, to 711 available on the market in April of 2010. That is a change of 17% year over year.</p>
<p style="text-align: left;">The Average Days on Market (DOM) spiked 51% in the month of April to 170 days, up from 112. However with inventory coming down, and sales holding somewhat with a very slow and steady climb, our Absorption Rate is coming down. Our Month Supply of Inventory (MSI) is down 44%.</p>

<p><img style="float: right; margin-left: 5px; margin-right: 5px;" title="Unemployment Rate 2007-2010" src="http://bringtheblog.com/i/unemployment-rate-201003.png" alt="Unemployment Rate 2007-2010" width="216" height="302" />On the first Friday of every month, the U.S. government releases its Non-Farm Payrolls report.</p>
<p>More commonly called &#8220;the jobs report&#8221;, Non-Farm Payrolls is a major market mover. The number of working Americans is directly tied to the health of the economy which, in turn, drives the stock and bond markets.</p>
<p>In general, when jobs numbers improve, it&#8217;s good for stocks and bad for mortgage bonds. It follows, therefore, that conforming mortgage rates in Georgia rise because rates always move opposite of mortgage bond prices.</p>
<p>Conversely, when jobs numbers worsen, it tends to be <em>bad </em>for stocks and <em>good </em>for mortgage bonds.  Mortgage rates fall.</p>
<p>Today, markets are behaving a bit differently.</p>
<p>Despite <a title="Non-Farm Payrolls April 2010" href="http://www.bls.gov/news.release/empsit.nr0.htm" target="_blank">290,000 jobs created in April 2010</a> &#8212; nearly twice the expected amount &#8212; and a 40 percent upward revision of March&#8217;s numbers, mortgage rates are essentially unchanged.</p>
<p>In a normal environment, rates would be higher.  Today is not normal.</p>
<p>Today is a departure because, for all of the jobs report&#8217;s import to Wall Street, it&#8217;s less important to markets than what&#8217;s happening in Greece right now.</p>
<p>Greece is struggling to meet its debt obligations and <a title="Riots in Greece" href="http://www.reuters.com/article/idUSTRE6443GA20100506" target="_blank">its citizens are rioting</a>.</p>
<p>Until a debt solution for Greece is made that sticks, unrest in the region will drive safe haven buying both domestically and abroad. U.S. mortgage bonds will gain on that movement because mortgage bonds are &#8220;safe&#8221;, and mortgage rates will fall.</p>
<p>Indeed, this is exactly what&#8217;s been happening since the start of April. Mortgage markets have been rallying for 5 weeks.</p>
<p>So, today&#8217;s jobs news is terrific for the economy and mortgage rates should be rising because of it.  But, they&#8217;re not. Consider taking advantage &#8212; lock in a rate.</p>

Unfortunately, a number of myths about short sales have developed, and it is important to understand the reality of this process should you find it meets your current needs.</p>
<h3>Myth #1 &#8211; The Bank Would Rather Foreclose Than Bother With A Short Sale</h3>
<p>This is one of the most common misconceptions. The reality is that banks do not want to foreclose on your property because the <strong>Foreclosure</strong> process is incredibly costly. Banks, investors, and even the federal government have all publicly stated that if a person is qualified for a <strong>Short Sale</strong>, the deal needs to be considered. Overwhelmingly, banks receive more on their investment through a short sale than a <strong>Foreclosure</strong>.</p>
<h4>The qualifications for a Short Sale include:</h4>
<p>1.<span style="text-decoration: underline;"><em> Financial Hardship</em></span> &#8211; There is a situation causing you to have trouble affording your mortgage.</p>
<p>2. <span style="text-decoration: underline;"><em>Monthly Income Shortfall</em> </span>- &#8220;You have more month than money.&#8221; A lender will want to see that you cannot afford, or soon will not be able to afford your mortgage.</p>
<p>3. <span style="text-decoration: underline;"><em>Insolvency</em></span> -  The lender will want to see that you do not have significant liquid assets that would allow you to pay down your mortgage.</p>
